In the case of new tenancies, the tenant ceases to be liable under the covenants contained in the lease on an assignment of the term, save for obligations which have already accrued. A landlord who assigns the reversion may apply to be released from such covenants.7

The LTCA 1995 contains other provisions for apportionment on sale of part only of a leasehold interest or reversion,8 guarantees9 and for the release of other persons liable on a released covenant.10 Detailed reference should be made to books on landlord and tenant law.11
