Rental income from the letting of UK land and buildings by UK resident companies is taxed as a single ‘UK property business’ for corporation tax purposes. Such a ‘property business’ will generally be recognised as an investment activity.

Profits and losses from a property business are broadly computed in the same way as for a trade. The results of the rental business are therefore calculated on an accruals basis in accordance with normal commercial accounting principles.
